What can I do with my existing house?
We have often been asked this. Instead of spending mad $$ and running straight to the hardware store could we be asking better questions.
- Who might like this neighbourhood
- Does it suit the nuclear family of someone else
- What is your exit strategy
The Local Community: Council and the Neighbours
It just so happens in this community we have a really good feedback network. We desperately need housing for the essential workforce for our community. Given that Atherton has higher than average retiree population we don’t need more tree changers from capital cities to relocate for their retirement. We desperately need allied health, faming workers, teachers and uber drivers (I made the last one up). The Tablelands Regional Council have a detailed plan here
Imagine if these workers read a nice article about the Atherton Tablelands and they were at a stage of life without family. It turns out that one quarter of Queensland homes have one occupant, here in Atherton there are almost no houses to suit this population. Imagine if “Nelly the nurse” from metro Sydney wanted a home environment that supported their needs. Imagine if she could move in with some like minded locals and they could introduce Nelly to the community.
If not a Family then who?
Our experience and the People Purpose Place toolbox has found that the needs of humans in a great home are really quite fundamental and relatively simple to deliver. These fundamental needs in an existing house should include: –
- A private space to retreat and do your own thing
- A common area where you can share a meal with household or friends
- Some connection with nature to raise chooks or a veggie patch
- An attractive space to invite people over to tell stories and share experiences
Your Exit Strategy
While house prices are skyrocketing it might be comfortable to believe that this is all part of your investment strategy and personal skill. As with everything there is a cycle or a season for everything and it pays to consider the exit timing and strategy. Of course prices might continue to go up forever. To be certain there will be a time where maintenance or consumer sentiment will require a change. If you knew who your next owners were and they have agreed in advance to the timing and pricing then that just might be a solid plan.
